Title insurance for lenders and processors

Loan policies and endorsements under the filed NC schedule, and one inbox for title conditions.

For lenders, loan officers and processors

Short answer

Ironwood issues ALTA loan policies, underwritten by First American Title Insurance Company, on North Carolina residential loans closed by NC attorneys. Send your closing instructions, mortgagee clause and required endorsements with the order or through the closing attorney, and direct file questions to orders@ironwoodtitlegroup.com.

Most title questions from a lender's side are about three things: whether the loan policy will include the coverage and endorsements in the closing instructions, how the premium will be disclosed, and who to call when a commitment requirement is holding up clear to close. This page covers each.

Disclosure notes

On the Loan Estimate, lender's title insurance goes in the Loan Costs table under Services You Cannot Shop For or Services You Can Shop For, and an optional owner's policy goes in Other Costs labeled "Title, Owner's Title Policy (optional)." CFPB TRID title insurance factsheet Because NC premiums follow a filed schedule, the main changes between Loan Estimate and Closing Disclosure usually come from changes to the price or loan amount, the owner's coverage choice, endorsements and prior policy credits. Send any of those changes to the attorney and to orders@ironwoodtitlegroup.com so the commitment and the premium stay aligned.

When you provide the written list of settlement service providers, consumers may choose a provider not on the list if you agree to work with it. CFPB, What closing services can I shop for?

Title premiums on the Loan Estimate and Closing Disclosure

Under the Loan Estimate rule, each title insurance item is labeled with "Title" at the start of the line. 12 CFR 1026.37 Under the CFPB's official interpretation and its title insurance guidance, lender's title insurance is disclosed at the full premium even when a simultaneous issue rate applies, and the owner's premium is shown as the owner's premium plus the simultaneous lender's charge, minus the full lender's premium. CFPB TRID title insurance factsheet

In North Carolina, where the simultaneous loan policy charge on a purchase is $28.50 under the filed manual, that disclosure method can make the lender's line look large and the owner's line look small compared with what each policy actually costs. It is worth a sentence to the borrower so the numbers do not cause alarm when the Closing Disclosure arrives. NCTIRB rate manual, effective Feb 1, 2026

Loan policy amount and changes

The loan policy amount is normally the loan amount. If the loan amount, the lender name or the vesting changes after the commitment issues, send the change in writing so the commitment can be revised before closing. Last minute changes to the insured clause are a common reason a final policy has to be reissued.

Shoppable services and the written provider list

When a borrower is allowed to shop for title services, the lender gives a written list of providers. Borrowers may pick a provider that is not on the list. CFPB, closing services you can shop for In North Carolina, the borrower's selection is often communicated through the closing attorney's title preference sheet, so please make sure the attorney and the title agent hear the same choice.

Questions we ask lenders

  • The complete insured mortgagee clause, including successors and assigns language.
  • Required endorsements, by form number.
  • Whether a closing protection letter is required and to whom it should be addressed.
  • Where final loan policies should be delivered.
  • Any investor overlay that affects acceptable exceptions.

After closing

Once the attorney reports recording and cancellation of prior liens, we issue the final loan policy and send it as instructed. If your post closing team needs a policy that has not arrived, email orders@ironwoodtitlegroup.com with the borrower name, property address and loan number, and we will check status with the attorney's office.

Second lien and equity line files

The NC manual includes reduced junior loan policy charges for qualifying residential second loans, under conditions stated in the rule. If your product is eligible and your investor accepts that coverage, note it on the order so the commitment is written correctly the first time. If you need a full loan policy instead, say so, because the premium is calculated differently.

Questions about a specific file are best sent with the property address and borrower name in the subject line.
