Title orders for North Carolina attorneys and paralegals
Send orders to orders@ironwoodtitlegroup.com. Here is what to include, how the commitment and final policy flow works, and who underwrites.
Ordering title from Ironwood
Email the title order to orders@ironwoodtitlegroup.com. Include the property address and county, the buyer or borrower names, the seller names on a purchase, the sales price and loan amount, the lender and its closing instructions if you have them, the buyer's signed title preference sheet, and any prior policy. We issue commitments and final policies as agent for First American Title Insurance Company.
Ironwood Title Group is a North Carolina title insurance agency. Our underwriter is First American Title Insurance Company. We work with NC closing attorneys on residential purchases and refinances, and we keep everything for a file in one inbox, orders@ironwoodtitlegroup.com, so a binder request, a revision and a question about a requirement all land in the same thread.
What to send with the order
| Item | Why we need it |
|---|---|
| Preliminary title opinion (PTO) and supporting documents, if ready | We issue the commitment from the PTO, so attaching it to the order in one email is the fastest path |
| Property address, county and parcel or PIN if known | To set up the file and match the commitment to the property |
| Buyer or borrower names, and seller names on a purchase | For the proposed insured and the vesting |
| Sales price and loan amount | Policy amounts for the owner's and loan policies |
| Lender name, loan number and mortgagee clause | For the proposed insured lender and the loan policy |
| Lender's closing instructions or endorsement list | So the commitment and policy include the endorsements the lender requires |
| Owner's policy requested? Standard or enhanced? | Determines the owner's coverage and premium under PR-2 and PR-3 |
| Prior policy or prior settlement statement, if any | Needed for the reissue rate under PR-5 |
| Buyer's signed title preference sheet, if your office uses one | Confirms the buyer chose Ironwood |
| Target closing date | So we can plan the commitment and any updates |
How a file moves
- 1
Order received
Send the order to orders@ironwoodtitlegroup.com or use the order form. We confirm receipt and open the file.
- 2
Preliminary opinion
Your office examines title or supervises the examination and sends the preliminary opinion. North Carolina law requires the insurer to obtain the opinion of an independent NC attorney before issuing a policy.
- 3
Commitment
We issue the commitment with Schedule A amounts and proposed insureds, Schedule B requirements and exceptions, and any endorsements requested. Questions on a requirement go to the same inbox.
- 4
Revisions
Changed price, loan amount, lender or proposed insured? Email the change and we revise the commitment.
- 5
Closing and final opinion
After recording and payoffs, send the final opinion and recorded document details. We issue the final owner's and loan policies.
- 6
Premium remittance
Premiums are collected at closing under the filed NC schedule and remitted according to the agency arrangements for the file. Ask us if you need remittance details.
Turnaround and communication
Once we have the preliminary title opinion and supporting documents, commitments typically come back in 30 minutes or less during business hours, revisions in 15 minutes or less, and final policies typically take 14 to 21 days. If a file raises a risk that needs First American's input, we tell you right away and give you a realistic time for that file.
| Step | Typical turnaround |
|---|---|
| Title commitment, from receipt of the PTO | 30 minutes or less |
| Commitment revision | 15 minutes or less |
| Final owner's and loan policies | 14 to 21 days |
What we can promise is how we communicate. Every order gets a reply from the orders inbox. If a requirement in the commitment is unclear, we explain what will satisfy it rather than restating it. If something about the file changes on our side, we tell you before closing day, not on it. If you prefer a particular contact method for a file, put it in the order.
Underwriting through First American
Ironwood issues policies as an agent of First American Title Insurance Company. Underwriting questions that need the underwriter's input are escalated through our agency relationship. Policy forms, endorsements and premiums follow the North Carolina Title Insurance Rating Bureau schedule in effect on the commitment date, currently the manual effective February 1, 2026. NCTIRB rate manual, effective Feb 1, 2026
North Carolina underwriters work with closing attorneys who examine title and give opinions. If you have questions about your firm's approval status with First American, or about a specific risk on a file, email orders@ironwoodtitlegroup.com with the details and we will get you an answer.
What attorneys ask us
- Which rate manual applies? The NCTIRB schedule effective February 1, 2026, as filed. Our public calculator uses the same rules for PR-1 through PR-5, PR-9, PR-10 and PR-11.
- Do you issue enhanced policies? Yes, the ALTA Homeowner's Policy and the expanded coverage residential loan policy on qualifying one to four family residences, at the PR-3 rate.
- Where do revisions go? To orders@ironwoodtitlegroup.com, in the same thread as the order where possible.
- Is Ironwood affiliated with a lender? Yes. Ironwood Title Group and 1st Advantage Mortgage Broker LLC share common ownership. Borrowers referred by 1st Advantage Mortgage receive a written Affiliated Business Arrangement Disclosure, and use of Ironwood is never required.
- Can a buyer change their mind? Yes. The buyer's choice of title insurance provider is theirs to make, and it can change before the order is placed.

Notes for paralegals
Most delays we see are not title problems; they are missing details. A commitment can move as soon as we know the exact vesting, the proposed insured lender with its full clause, the policy amounts, the endorsements the lender's instructions call for and whether there is a prior policy we can rely on for the reissue rate. If the buyer has asked for enhanced owner's coverage, say so on the order, since the premium changes by 20% of the regular rate.
